So you want to apply?
After reading the following, you can choose to fill out the application now or after the required steps. However, the application and credit card charge will NOT be run until the following conditions have been met:
- Contact the Resident Manager of the building you would like to call home to schedule an appointment to see an apartment.
- View the apartment, agree to a rental price and move-in date
- Pay the non-refundable cleaning fee.
When these conditions have been met, the application will be processed and your credit card will be charged.

Policy
It is and has always been Darco, Inc.’s policy not to discriminate against any person because of race, color, creed, religion, age, sex, handicap, familial status, sexual orientation, political ideology, marital status, parental status, disability, ancestry, national origin or rent subsidy support such as Section 8. Darco, Inc. conducts all business in accordance with Federal Fair Housing Law as well as local and state laws. Darco is an Equal Opportunity Employer.
Discriminatory conduct based on the criteria listed above, whether conducted by supervisors or non-supervisory personnel is specifically prohibited. All incidences of discriminatory conduct will be investigated and, where appropriate, corrective action taken. The issue of discrimination is not to be taken lightly. Jokes, imitations, or other comments that are discriminatory in nature are strictly forbidden while on the job and at all locations under the management of Darco, Inc., including but not limited to, the Darco office, all properties and any place where you are representing this company which may include the offices of a vendor, such as Pacific Supply, Broadway Locksmith, etc.
If you believe you have been witness to discriminatory conduct, you are strongly urged to bring this to the immediate attention of either a supervisor or the president of Darco, Inc. To the highest degree possible, all such reports will be treated in the strictest of confidence.
Rental Criteria
The qualifying criteria of a rental application is that a potential resident has the ability to pay and is a good citizen. This is determined by confirming information provided on the application:
- Has income equivalent to three times the amount of rent.
- Is employed or has a confirmable source of income
- Credit report indicates good payment records.
- Good citizens means:
-Applicant is a good neighbor.
-Does not conduct illegal activity, disturb or pose a threat to neighbors, takes care of the property, follows house rules and adheres to terms of the rental agreement. This is confirmed by previous landlords and / or other sources.
- Service Animals: Seeing eye dogs and other animals used as “service animals” to assist the disabled are permitted to reside in the apartments with the resident. Legal documentation to verify this need may be requested.
- Special Needs: Darco, Inc. is willing to make reasonable adjustments to an apartment that may be required for those individuals with special needs with cost for such adjustments assumed by the resident.
- Exceptions: At the written request of the applicant, an exception to the above criteria may be made subject to the final approval of Darco, Inc. Senior Management.
Application Process
Before the application is processed and evaluated, Darco, Inc. management requires that an applicant:
- Has selected a particular available unit.
- Has agreed upon a move-in date.
- Has submitted a completed application for each adult prospective resident. Married couples need to submit individual completed rental applications.
- Has submitted the entire move-in fee which includes both the application fee and the non-refundable cleaning fee.
- Understands that if the application is approved with or without conditions, including but not limited to first and last month's rent, additional security deposit, if any, or extra cleaning fee or co-signer, the application fee and cleaning fee become non-refundable and shall not be returned under any circumstance. If a rental agreement is signed, the fee will be allocated toward either the cleaning fee or first month's rent at Darco, Inc's choice. If the applicant is approved and chooses not to sign a rental agreement, the fees will be forfeited as liquidated damages for holding the unit off the market during the screening and decision process. In the event that the application is denied by Darco, Inc. management, the cleaning fee will be refunded within a reasonable time, after allowing sufficient time for bank clearance of checks, less the application fee.
- Understands that if the application is approved, the full first month's rent must be paid before move-in. The second month's rent will be pro-rated accordingly if the move-in occurred on any day other than the 1st of the month.
